Residential Land Is a private landlord with a portfolio of 1,200 units across central London. The locations of our buildings are Mayfair, Paddington, St Johns Wood, Bayswater, Nine Elms, Marylebone, Chelsea, Canary Wharf, Westminster Fulham and Hammersmith.

Each of our buildings has a dedicated building manager that conducts viewings. Contact information can be found on our webstie for each building manager. If you are unable to make the viewing in person we have matterport tours that we can send.

One calendar month of rent.

We accept pets in most of our buildings, depending on size and type.

The majority of our buildings have parking spaces. Contact the manager of the building you are enquiring about to find out about parking.

We have a short let and long let department that can be very flexible with bookings.

Yes, subject to terms and conditions. The guarantor needs to be a UK based homeowner, who is preferably in full-time employment.

We accept all students, coming from abroad or current residents of the UK.

You make an offer with the building manager of the property by completing a prospective tenancy form, where we will ask you additional information, such as who will live in the property, offer amount, start date of the tenancy, length of tenancy and any additional requests.

You will be sent a copy of the tenancy agreement. They will also send you a referencing link. The referencing process entails us confirming your income, obtaining a previous landlord reference, conducting a right to rent check, and any other further checks required.

You will have a dedicated building manager throughout your tenancy that will help assist with any queries you have including move in information, maintenance, and information in the location of your apartment.

We have an in-house maintenance team who are on hand for any emergencies or maintenance queries you may have throughout your tenancy. In order to report an issue you will need to contact your building manager.

All our apartments come fully furnished but also have the option of being unfurnished upon request. We will provide you with an information pack with information on your building, local area guide and useful contacts withing the company. The apartment also comes with linen packs, which includes bedding and towels. We also provide a kitchen pack that includes cooking utensils, croquery, cutlery and glassware.

This depends on what you originally negotiated at the start, and if you have a break clause in your tenancy agreement. If you have a six-month break clause, you can serve notice then.

Three months prior to the end of the tenancy, we will contact the tenant to see if they would like to renew, a section 21 notice will also be issued if the tenancy is an assured short-hold tenancy. This is just in case the tenancy is not renewed two months prior to the end of the tenancy. However, if the tenant doesn’t wish to renew the tenancy we will be in touch.

If you would like to renew your tenancy you will need to contact your building manager. As the  tenant you may have an option to renew, however there may be a built-in rent increase stated in your contract.
